Architectural Control Committee (ACC)
The Architectural Control Committee (ACC) maintains, manages, and recommends changes to the architecture and paint standards as set forth in the Birnamwood Homes Association (BHA) founding and governing documents to preserve the architectural character, quality, and uniform appearance of our community. Review the current Birnamwood community requirements, found in the “Architectural Control and Homes Maintenance Standards” document.
The ACC has adopted the following values to preserve and enhance our community:
- Engagement: Having two-way communication that enables homeowners and the ACC to understand circumstances, and act in the best interest of our community.
- Education: Giving homeowners access to relevant, timely information that enables them to make informed choices for their homes.
- Evaluation: Being open to and appropriately reacting to feedback on new technologies, regulations, and circumstances that may require additions, deletions, and changes to the ACC standards.
- Equality: Treating all homeowners equally.
- Enhancement: Promoting the increased value of all homes by considering comparable or better quality, ease of maintenance, and attractive appearance for upgrades to materials for home improvements.
- Exterior Aesthetic: Maintaining a uniform and attractive overall appearance of townhomes in our community.
Maintaining your home requires repairs and replacement of various parts of the unit’s exterior. No structure, building, addition, deck, patio, fence, wall, enclosure, window, exterior door, or any other exterior replacements, improvements, or alterations (visible from the exterior of the unit) are to be started until an application has been submitted and approved by the Architectural Control Committee (and the Board, depending upon the application). Complete and submit one of three application forms depending on the nature of your request:
- Replace/Repair Application: Use this form for any exterior work that is covered by an existing Architectural Control Standard. (Use the “Enhancement” form if it’s NOT covered by a current ACC standard.) It is called a “expedited application” because the application will simply be signed, dated, and returned to the homeowner (typically within 48 hours) for immediate work (replacement/repair work)
- Enhancement Application: Use this form for any exterior work that is NOT covered by an existing Architectural Control Standard. (Use the “Replace/Repair” form if it IS covered by a current ACC standard.) It is called a “full review procedure”. The application will need to be accompanied by specifications, drawings, and other artifacts that are needed for the ACC and Board to determine whether or not to approve the request. The ACC will make a recommendation to the BHA Board of Directors, and the Board will make the final decision on the request
- Satellite Dish Application: Use this form when making a request to install a satellite dish on the roof of your Birnamwood unit.
