Homes Maintenance Committee (HMC)

The Homes Maintenance Committee facilitates communication between the Board of Directors and homeowners to ensure Birnamwood homes are kept in good repair. Homeowners are responsible for all exterior maintenance and repair of their home, with the exception of the roofing system and periodic community exterior painting (every seven years), including the following:
  • Front entry stoop and steps (wood or cement)
  • Downspout
  • Garage entry apron
  • Front entry canopy
  • All decks and balconies
  • Garage door and door trim
  • Rear entry
  • Air conditioner mounting and trim
  • Front and rear privacy fences
  • Fascia and siding repair and paint/staining as required
  • Sewer lines to lateral.
  • PAINTING OF TOWNHOMES - Exterior inspections of homes will be the responsibility of the Homes Maintenance Committee. Scheduled repainting of all Birnamwood units will begin every seven years on a five-year completion schedule. Off-cycle maintenance painting and repairs are the responsibility of the homeowner. Paint is to be purchased at Sherwin-Williams off Cliff Road in Eagan, MN per approved paint colors and standards.
 
HMC Roofs Maintenance
 
Contact Amelia Meyer, BHA Property Manager, immediately with any roof-related issue that may impact roof integrity. Roof repairs must be conducted in accordance with GAF Golden Pledge roof warranty to avoid voiding transferable warranty.
 
Snow removal from roofs may be done using ONLY a roof rake on wheels or by steam removal. No banging on or scraping of roofing material is allowed to avoid voiding of roof warranty.
 
Fall 2018 amendments to the BHA governing documents made BHA responsible for Birnamwood roofs maintenance and replacement. In 2019-2020, BHA upgraded roofs with a GAF Lifetime Roofing System, and roofs are now covered by the transferrable GAF Golden Pledge warranty. Read more here.
 
 
Exterior Paint Specifications
 
Sherwin Williams is the only COMPLYING paint vendor for Birnamwood units.
 
The Exterior Paint Standards document lists each unit within Birnamwood along with its unit type. It also specifies the color of the exterior doors, arbor, fence, and deck that must be used when painting these unit exterior surfaces. The specifications and formulas for the paint are also listed in the linked document.
 
 
Brickwork and Chimneys Specifications
 
Brickwork in Birnamwood must be addressed by a qualified masonry repair expert. The following standards and expectations apply to brickwork repair, chimney repair, and chimney crowns.

BRICKWORK REPAIR
All brickwork repairs must meet professional masonry standards. Any deteriorated or spalled brick must be removed, replaced with Chicago brick, and tuckpointed (mortared) properly. No concrete repair of brickwork is acceptable. In less visible chimney areas, it is acceptable to replace deteriorated Chicago brick with a less porous brick that is more durable (i.e. Old Chicago Brick) of the correct size and close color blend match to Chicago brick.
 
Brick piers/ veneer at garage level: For a cavity under a pier, fill the cavity with appropriate masonry material. For deteriorated brick or mortar, remove and replace the Chicago brick, and properly tuckpoint the area.
 
It is strongly recommended that homeowners coat their brickwork with a water-repellent treatment (i.e. Chimneysaver) to reduce water intrusion and extend the life of the brick.
 
CHIMNEY REPAIR
A City building permit is required for chimney repairs. Once the repairs are completed, BHA Homes Maintenance Committee will arrange for a GAF roof warranty representative to inspect the roof area around the chimney to ensure the repair work meets GAF Golden Pledge roof warranty requirements.
